GREENVILLE, S.C. — A fully leased warehouse at 200 Industrial Drive, near Greenville Downtown Airport, has changed hands for $7 million, according to Avison Young, the brokerage that handled the sale for the seller.
The building totals 84,550 square feet, split between 79,550 square feet of warehouse space and 5,000 square feet of offices. ProSource occupies the entire building. The Greenville company sells plumbing and electrical goods, lights, kitchen and bath fixtures, and decorative hardware.
The buyer, 200 Industrial Drive LLC, is a local investor that bought the site through a 1031 exchange, which lets an owner put off taxes by rolling sale money into a similar property. The seller was Timberland Holding Company LLC.
Avison Young principals Gary Lyons and Rob Howell and senior associate Woodson Hunter represented the seller, while Leif Busby of Windsor Aughtry worked for the buyer. Lyons pointed to the long-term tenant and the tight supply of industrial space in that part of the city.
The property sits off Laurens Road, backs up to the Swamp Rabbit Trail and is close to Interstate 85 and Interstate 385. The city bought nearly 6 acres near the airport this spring and plans a wheel sports park and a Swamp Rabbit Trail extension at the airport’s edge.
