Exciting Changes Are Coming to Greenville!

Greenville is buzzing with excitement over the ambitious $1 billion Downtown Redevelopment project that aims to reshape the city’s landscape. This transformative initiative, spearheaded by RocaPoint Partners, promises to inject a fresh burst of life into the downtown area as it continues to progress.

New Designs Revealed

On April 22, members of the community were invited to a project preview meeting where stunning new designs for the revitalization were unveiled. The architectural team at Dynamik Design, based out of Atlanta, is behind the inspiring look, ensuring the project embraces both modern and traditional architectural motifs that reflect the essence of Greenville’s beloved Main Street.

The Development’s Scope

This massive 40-acre development is strategically situated along University Ridge and is set to feature an eclectic mix of commercial, office, and residential buildings. Among the eye-catching concepts presented were two new multifamily structures, although the final designs are still fine-tuning their details. The first multifamily building is set to rise seven stories high on the north side of University Ridge, offering approximately 180 multifamily units alongside bustling commercial spaces on the ground floor. In contrast, the second building, six stories tall, will grace the south side, boasting around 270 residential units with ground-floor retail to enhance the pedestrian-friendly atmosphere.

Streamlined Approval Process

Thanks to the Greenville County Square Sub-District established back in 2020, these development plans will skip going before the city’s Design Review Board, streamlining the process ahead of permitting. Once the final development plans are polished, they will be reviewed by the city’s Planning Department, making for an exciting chapter ahead.

Retail Plans Take Shape

One of the most thrilling aspects of the new redevelopment is the retail offerings, which are shaping up to be quite diverse and appealing. Confirmed retail tenants include popular names like Whole Foods, Sports & Social, MOA Korean BBQ, and The Perch Kitchen & Tap. As it stands, a total of 23 national and local tenants have already signed on, with ongoing discussions aimed at adding even more exciting brands to the mix!

Public Amenities and Townhomes

One key feature of the redevelopment is a planned public parking garage that will provide 400 much-needed parking spaces. Construction for this facility is expected to wrap up by spring 2026, with the city having allocated an impressive $13.38 million for its development situated on Howe Street, following a development agreement sanctioned by the Greenville City Council. Meanwhile, a new partnership has blossomed, with Charlotte-based Copper Builders LLC set to construct 46 townhomes on a 1.5-acre parcel of the site, further enhancing the residential offerings.

Ongoing Construction and Upgrades

Excitement is also in the air as site work and roadway reconfiguration for this extensive redevelopment have been making significant headway over the past few months. The goal is to improve traffic flow at key intersections, with the completion of roadway upgrades anticipated to occur within this year. Several essential utilities, including water lines, sanitary sewer lines, and stormwater facilities, are being installed as part of the groundwork. All site work is projected to be finalized by the end of 2025.
