The family's legacy in Greenville began in 1940 when Tom Hartness purchased the Pepsi-Cola Bottling rights, leading to the development of Hartness International, a successful packaging machinery manufacturing company sold in 2009. In the 2000s, Pat Hartness, Tom's son, and his son Sean, decided to develop the land themselves as a family legacy project, rather than selling to large builders, to ensure a thoughtful and sustainable community. Hartness Development was officially formed in 2016, with the community itself established in 2017. The architectural and master planning vision for Hartness is a collaboration with Atlanta-based urbanist Lew Oliver, aiming to recreate the charm of old Southern small towns with walkable streets, integrated shops, and green spaces. A significant milestone was the opening of Hotel Hartness in 2023, which incorporated much of the original French Revival-style family manor into its design, serving as a boutique hotel, restaurant, and spa.
