The multifamily occupancy rate in the Greenville-Spartanburg region approached 90% in early 2025, with an occupancy level of 89.04%, rising from 88.1% in the first quarter of 2024. Moreover, 797 new multifamily units entered the market, contributing to a total inventory of 83,202 units. The average monthly rent saw a slight uptick to $1,333 in the first quarter of the year.
Looking ahead, eight significant projects comprising 2,167 units are in the pipeline for development, including the 252-unit District Eastside in Mauldin and 358-unit Autumn Park phase two in north Spartanburg County.
