Greenville County Planning Commission approves three new subdivisions
Greenville County, located in the beautiful state of South Carolina, recently saw the approval of three new subdivisions by the Planning Commission in a meeting held on February 28. The subdivisions will bring growth and development to the area, with each project meeting specific criteria and requirements set forth by the commission.
Approved: Pine Briar
Pine Briar is a proposed subdivision located along state Highway 101 near the Mays Bridge Road intersection in Greer. The development is set to be comprised of 29 lots on 30.30 acres, with a density of 1.04 units per acre. The commission raised questions regarding road infrastructure and highway traffic, but ultimately recommended approval for the project. No opposition was voiced during the meeting, with the project’s engineer, Josh Baker, speaking in favor of the development.
Approved: Aetna Springs Phase II
Aetna Springs Phase II, situated on Stallings Road, was the subject of discussion at the meeting. Last October, the commission had denied an application for this development. However, this month, with the developers submitting an application for variances from specific regulations, the commission recommended approval with the variances. Despite opposition from the surrounding neighborhood, citing concerns about privacy, property value, and lot sizes, the commission acknowledged the project’s compliance with regulations, leading to its approval recommendation.
Approved: Lily Grove Subdivision
The Lily Grove subdivision, located near the intersection of Old Grove Road and U.S. Highway 25 in Gantt, faced scrutiny during the previous month’s meeting. The application was put on hold for 30 days to allow the applicant time to revise the design, particularly in providing adequate play areas for children. This month, the revised application received no opposition, and the engineer, Jonathan Nett, addressed previous concerns by adding features such as a sandbox, open space, and a walking trail. Despite lingering questions about the play area’s adequacy, the commission recommended approval of the project with conditions.
Approved: Greenville County Parks
The county’s Parks, Recreation, and Tourism Department presented an application to replace the athletic field and tennis court lights at the Pavilion Recreation Complex on Greenville’s Eastside. The proposed changes aim to enhance lighting efficiency and modernize the facilities. The commission unanimously recommended approval of this upgrade.
